Investment Strategy

At JG Land, we employ an entrepreneurial, value-based philosophy in identifying and appraising assets.

We utilise a rigorous and strict process in identifying assets that meet our stringent investment criteria. We leverage on our disciplined analytical approach to ensure our properties are acquired at attractive prices as compared to other opportunities on a risk-adjusted basis.

We believe that markets are not fully efficient and there will be opportunities where we consider the underlying value of assets to not truly reflect. With our on-ground presence and strong network in the market, such situations provide excellent opportunities for us to acquire quality assets at attractive values.

Employing a coordinated approach, we work very closely with the relevant authorities on permits and vendors in keeping with schedule, cost and quality of finishes.

Investment Methodology

Acquisition of opportunistic asset

Our on-ground teams are constantly on the look-out for value buys in the market. We believe that inefficiencies in the real estate markets provide for potentially great profit margins to be made. Investment holding period for such opportunistic assets range from short to long term

Real Estate Development

We identify potential land sites for redevelopment sourced through private, collective or government sales. By working closely with our partners, vendors and the authorities, we reduce each property’s stay on the market to reallise a short to mid-term investment holding period

Investment Criteria

We believe the underlying value of an investment is best determined by quantifying and valuing its quality and growth potential. Building on this framework, we actively seek to excel in the returns on investments for our shareholders with a targeted 10% Internal Rate of Return on investments made.
